Maintenance Technician/Building Engineer

Basic Function:
·         Work with Property Managers at the corporate office to help maintain the integrity of the physical assets while maximizing returns in accordance with the company’s mission, vision, and objectives, based on a long-term hold strategy, and providing excellent customer service when interreacting with tenants and patrons.  
 
Activities:
·         Lighting Repair  
o   Ability to change light bulbs, wire ballasts, and replace switches and outlets.  
·         Plumbing Work
o   Be able to change diaphragms on urinals and toilets, replace stop valves, run cables to clear blocked drains, and replace faucets.
·         Drywall Repair   
o   Be able to repair minor holes and scratches in drywall including mudding corners and replacing panels.   
·         Painting
o   Be able to paint graffiti, interior hallways, and exterior buildings.  Proficient in matching paint colors.  
·         General Cleaning
o   Ability to use pressure washers, mops, squeegees, and other cleaning items to assist in emergency spill remediation.  
·         HVAC Systems
o   Be able to identify stop valves in VAV boxes and help diagnose minor issues with HVAC systems.  
·         Work Order Management
o   Be able to manage work order priorities, use the company’s choice of software to fill out work orders, take photos of work completed, and bill hours based off the set rate determined by the company.  
·         Assist with Common Area Maintenance (CAM) management
o   Includes frequent site inspections, contractor meetings, assist with lender inspections, identifying repair and maintenance needs, 
 
 
Requirements:
·         Be able to lift 45 pounds regularly and continuously. 
·         Be able to work on your feet for up to 8 hours per day.  
·         Proficient in using hand and power tools.
·         Ability to diagnose and troubleshoot problems.
·         Self-starter with a strong work ethic.  
·         Proactive and approachable
